

SUMMERLIN
Along with Henderson and Green Valley, Summerlin is one of the most popular communities in Las Vegas. With wide open spaces, walking trails that criss cross throughout the community and the tall peaks of the Spring Mountains and Red Rock Canyon rising up next to it, Summerlin is spread over 22,500 acres with homes that range from condos to estates. In addition, to the natural beauty of Summerlin, residents have restaurants, shopping, multiple golf courses, libraries, fitness facilities and three casinos, including the Red Rock Station Casino. Summerlin is home to more than 95,000 residents who enjoy more than 100 neighborhood and village parks, more than 150 miles of the Summerlin Trail System, nine golf courses, shopping centers, medical and cultural facilities, business parks, with 22 public and private schools.
Home builders first began developing Summerlin in the early nineties, with the initial homes centered around the Trails, and the Hills in the Northern part of the master plan. That area is convenient to the Summerlin Hospital, TPC Summerlin and the Summerlin Parkway. Homes in the area range from condos and townhomes to estates in guard gated communities.
The Northern part of Summerlin includes Sun City Summerlin, a 55+ community with all single story homes. Located North of Lake Mead, and West of Rampart Street, the community features three golf courses. The Palm Valley and Highland Falls are 18 whole courses and Eagle Crest is an 18 whole executive course. Many of the homes feature golf course and Strip views.
Summerlin has grown to the South, including the area surrounding the new Red Rock Casino and new communities West of the 215 Beltway. The Summerlin Center has begun construction of a new mixed use area which will feature shopping, office and condominiums, located just East of the 215 Beltway between Sahara and Charleston. A mall with major retailers is also in the plans, although, the developer, General Growth has delayed construction in the current market.
The most distinguished communities in Summerlin includes Tournament Hills on the TPC Summerlin golf course with homes starting just under $2 million up to $17 million, Canyon Fairways, Eagle Hills, Red Rock Country Club and the Ridges of Summerlin.
